Most people who reach out to me about Panama City Beach are asking a version of the same first question: can this place pay for itself?

That is a fair place to start, and it deserves a real answer. Here are the questions I get asked most, along with the ones you will be glad you asked before you write an offer.

Can I rent out my condo to cover the costs?

This is the most asked question in our market, and for good reason. Panama City Beach is a vacation town, so most beach condos are bought as income property, not primary homes. Around 70 to 80 percent of condo buyers here put their unit on a rental program.

A well-positioned Gulf front unit in a strong building can bring in more than $12,000 in a single peak summer month. That said, gross income is not what you keep. Your real number is what is left after HOA dues, insurance, property management, cleaning, utilities, maintenance, taxes, and vacancy in the slower months.

What does it actually cost to own a beach condo each month?

The mortgage is only part of it. On the coast, the association dues and insurance carry a lot of weight, and they vary widely by building and amenities.

Condo HOA and COA dues run roughly $500 to $1,400 a month, with the median near $831. Gulf front high-rises with full amenities run $1,000 and up. Inland villas and townhomes can be $300 to $500.

Insurance is often bundled into your dues on condos, along with water, internet, and reserves. Premiums have been stabilizing, with some relief expected in 2026.

Property taxes are worth budgeting higher than a primary residence, since non-homestead and investment property do not get the homestead cap.

The one line to watch closely is what the dues actually include. Two buildings at the same price can have very different true costs once you see what the association covers.

What is the market doing right now?

As of mid-2026, the median sale price across Panama City Beach is around $384,000, down roughly 4 percent from a year ago. Prices have softened from the peak, which has opened up more room to negotiate than we saw a couple of years back.

A softer market is not a worse market. It usually means less competition and more time to make a sound decision, which favors a prepared buyer.

Which buildings allow short-term rentals?

Not all of them do, and this is where buyers get caught. Some complexes allow nightly and weekly rentals, some allow long term only, and some restrict rentals heavily.

The rules live in the association documents, so before you fall in love with a unit, we confirm that its rental policy matches how you plan to use it.

Can I get a loan on a beach condo?

Usually yes, but beach condos come with an extra layer. Lenders look at the whole building, not just your unit. A building can be labeled non-warrantable for reasons like high investor ownership, short-term rental activity, or the health of the association budget and reserves.

What is a special assessment, and how do I protect myself?

A special assessment is a one-time charge the association levies on owners for a major expense, like a new roof, structural work, or bringing reserves up to code. On the coast, these can be significant.

Before you commit, we read the association documents together and look for pending assessments, litigation, reserve shortfalls, or liens. Finding this before closing is the whole point of the review.

How long does closing take?

Plan on about 30 to 45 days from accepted offer to keys for a financed purchase. Cash can move faster. I keep you ahead of every deadline so nothing sneaks up on you.
